Hello Caitlin,

This is a hard question to answer correctly. You can say "Kon-nichiwa" for hello to your neighbours, teachers or colleagues, superiors, public people, but it's a bit formal if you say it to your close friends.
How are you? question is the difficult part to translate. Because we don't tend to ask somebody's condition unless you know he/she was suffered from some physical or social problems. Instead, we might mention to him/her about our interests of that person, otherwise, we also talk about weather or climate.
Text books might tell you "Kon-nichiwa, ogenki-desuka?". But I think we don't ask ogenki-desuka so often in reality.
You can also mention something interesting or concerning things after saying Kon-nichiwa.
